James Drew is a chartered building surveyor & chartered building engineer trading as James Drew & Associates since 2007. James provides advice in most areas of the property and construction sectors from a background of professional qualifications and proven track record, over many years experience in the UK and Ireland.
James has worked on a wide range of building types and uses providing building surveying services that include; pre-purchase building survey reports, advice to landlord & tenants; building defect analysis, planned maintenance and fire safety. He has extensive experience in contract administration taking projects from inception to defects expiry. In recent times this has involved a large nursing home project, hotel, cinema plus various educational and residential projects. James is an Assigned Certifier in accordance with Building Control Amendments Regulations.
His understanding of how buildings work allied to his project experience makes him ideally positioned to advise on the decision making process at the outset of a project. This ensures correct procurement decisions are made to guide clients' successfully through the building process.
James gained particular expertise in the UK investigating defects and designing remedial solutions.
Defects can arise from design, workmanship issues or from incorrect procurement decision making at the beginning of a building project. Aspects of the aforementioned has been evident since the last construction boom in Ireland, when fire safety and water ingress issues became apparent in some apartment blocks and shopping centres. He has investigated defects in private dwellings, resulting from inexperience and poor choices in the application of commercial design and building techniques, that often result in costly remedial work.
He has surveyed many old and new buildings and advises on the appropriate methods for maintenance, repair and refurbishment. Planned maintenance is an important aspect of building ownership where condition survey advice is essential, for proactive work to various building elements that avoid costly re-active remedial work.
James experience of modern methods of contemporary construction in the use of prefabricated facade designs to commercial buildings has developed into sustainable methods of construction. He is an advocate of prefabricated building techniques and supports a sustainable built environment.
James is flexible in his approach to instructions and has successfully led and collaborated with specialist consultants and is therefore able to offer services to suit any type of project. James is commissioned by solicitors, housing associations, charitable organisations, building owners, managing agents and has advised his peers in the industry. He has regular repeat work from some of his clients' property portfolio in Republic of Ireland and Northern Ireland.
James retains a comprehensive CPD record which underpins his commitment to competence in providing professional services to clients'. He is a Fellow member of the Society of Chartered Surveyors Ireland (SCSI) and Royal Institution of Chartered Surveyors (RICS) in the UK, along with membership of the Chartered Association of Building Engineers (CABE). He is an Assessor for the SCSI for prospective chartered building surveyors assessment for professional competence. He has contributed to the Irish Times Property Clinic answering readers questions. He is a committee member and former Chair of the SCSI Western region and a member of the SCSI building surveyors professional group.
